Most finishing contractors in the city work informally: no written contract, no verifiable references, and often no social security affiliation. That shifts all the risk — timeline, quality, warranty — onto the buyer.

Ask for the price in writing with a breakdown, a schedule with a delivery date, a written warranty, and at least one verifiable reference from previous work. If a contractor can't give you those four things, that's a red flag.
