Price ranges per square meter and finish level, with real examples.

What determines the price of your finishes?
Three variables set the final price: your apartment's square meters, the finish level you choose (Essential, Plus, or Premium), and any extras you add, like a fitted kitchen, closets, or drywall.
There's no single "per apartment" price — two apartments the same size can cost very different amounts depending on finish level and how many spaces need work.
How much does each finish level cost per m²?
As a starting reference (non-binding — the simulator gives you the exact range for your case): Essential runs around $750,000 COP/m², Plus around $1,050,000 COP/m², and Premium around $1,450,000 COP/m².
The difference between levels comes down to material quality (porcelain tile vs. ceramic, for example), the level of detail in the kitchen and bathrooms, and cabinetry finishes.
How much do the most requested extras add?
A fitted kitchen adds around $6,000,000 COP to the budget. Closets add around $4,500,000 COP. Drywall (to divide or close off spaces) adds around $3,500,000 COP.
These are order-of-magnitude figures for planning your initial budget; the price confirmed in writing on your quote always depends on your apartment's real conditions.
A worked example
A 60 m² apartment with Plus-level finishes and a fitted kitchen: 60 × $1,050,000 = $63,000,000, plus $6,000,000 for the kitchen = $69,000,000 before the estimate range. The simulator automatically applies a range (±10-15%) to reflect the real variability of every project.
